How it works

  1. 1

    Tell us what you need

Providers share a brief. Landlords share their property details.

  2. 2

    We check suitability

Location, layout, certificates and landlord consent, before anyone books a viewing.

  3. 3

    We make the introduction

Once the sourcing fee is agreed in writing, we introduce landlord and provider.

  4. 4

    You agree terms

We support the negotiation through to a completed let.

What we check before an introduction

A home that suits a family let isn't always right for a care or support service. We check the practical points early, so nobody's time is wasted.

Providers remain responsible for their own registration, licensing and approvals.

  • Location
Transport links, local services and a suitable neighbourhood.
  • Layout
Bedroom sizes, communal space and room for staff or a sleep-in.
  • Safety certificates
Gas safety, electrical (EICR) and EPC in place or achievable.
  • Planning & licensing
Use class and HMO licensing points flagged early.
  • Accessibility
Step-free access, ground-floor rooms and adaptation potential.
  • Landlord consent
Landlord, lender and insurer happy with organisational use.

Common questions

Who pays the sourcing fee?

The accommodation provider pays the sourcing fee. It is agreed in writing before any introduction and is only payable once the property transaction completes. Landlords pay nothing to register.

Do you manage the property once it is let?

No. We find and introduce the property and support the negotiation. The tenancy or lease is agreed directly between the provider and the landlord.

Can you find properties for Ofsted-registered children's homes?

Yes, we look for properties that suit registration. Registration itself remains the provider's responsibility, and we recommend checking each property against your own requirements.

Which areas do you cover?

We source properties for providers right across the UK. We're currently looking for properties in Ashfield, Nottinghamshire, for one of our providers, so if you're a landlord in that area we'd love to hear from you.

What kind of properties are landlords listing?

Anything from one-bedroom flats suitable for solo placements to larger family houses and bungalows. Every property is checked for suitability before an introduction.

How long does sourcing take?

It depends on the area and how specific the brief is. We'll give you a realistic timescale once we've reviewed your requirements.
